Figures presented to the Cobtree Manor Estate Charity Committee on 21 October 2026 showed sharply contrasting fortunes across the Maidstone estate, with Kent Life struggling while Manor Park recorded its busiest quarter since the pandemic.
Visitor numbers at Kent Life fell by around 20% in the second quarter of 2026/27 compared with the same period last year, and were down 17% on the rolling 12-month total, according to figures presented to the Cobtree Manor Estate Charity Committee when it met on 21 October 2026.
The papers recorded 34,108 general visitor admissions at Kent Life in the quarter, against 41,768 in the same quarter the previous year. Educational day visits fell more sharply, dropping 31% on the same quarter last year, from 4,254 to 2,939.
Reasons given for the decline
Officers reported that the operator attributed the fall to several factors: visitors making more reactive, weather-dependent booking decisions rather than planning ahead; greater public selectivity over leisure spending; and the rising cost of coach hire, which was said to be discouraging school visits.
The operator was said to still be achieving good cash flow and secondary spend despite the lower footfall, and was promoting upcoming events including Halloween, fireworks and Christmas activities on local radio and social media. Site improvement works were continuing, including redecorating toilets, renewing flooring in the Big Top and the Granary, repairing windows at Petts Cottage, and renewing pig sty and other site fencing.
Manor Park records strongest quarter since Covid
By contrast, paid-for car park visits at Cobtree Manor Park reached 18,814 in the quarter — up 25% on the same quarter last year and described in the papers as the highest single-quarter figure since the post-Covid period in 2021. The rolling 12-month total was up 13%.
Officers suggested the increase may reflect residents seeking affordable days out during difficult economic conditions rather than attending paid-for attractions.
Grant for new play area
The papers also recorded that Cobtree Charity Trust had committed £75,000 towards a new play area at Cobtree Manor Park. A planning application for the play area had been submitted and was awaiting a decision at the time of the meeting.
Officers recommended that the committee note the estate update and thank Cobtree Charity Trust for the grant award.
The council had not published the minutes of the meeting at the time of writing, so the committee’s decision is not yet on the public record.
